The continuous desire to live in decent residential houses in rural setup resulted to the emergence of urbanization in such areas. Even though there were challenges of urban development in rural America during the early period, progressive demographic policies, which the country formulated, facilitated the rapid urban growth in rural setups. Urban development and expansion were largely due to planning policies, which ensured that there was no excessive exploitation of natural resources in the areas (Neupane & Gustavson, 2008). Urban housing was also very strategic in the process of area development. Creation of a good security network became paramount in such developed areas. Therefore, a study of urbanization in rural America was important because it outlined the benefits and challenges, which resulted from such development initiatives. As presented proposal, the aspect of the topic that pertained especially to rural areas was the rise in substandard housing facilities, which are likely to put pressure on the available residential buildings and increase the rate of crime in those settings was influx of people to the upcoming urban centers (Neupane & Gustavson, 2008).

Research Question/Problem Statement/Thesis

 The focus of this research was to establish the impacts of population pressure on the available housing facilities in the urbanized rural areas. The issue posed a big problem because as the urban centers in rural America become developed, they attracted many people from the rural areas who sought various opportunities and social amenities in such settings. In essence, the population in the urbanized rural America was dense as many people started migrating from their rural homes to the built up areas. For example, according to census results of 2006, the total population of the Greater Golden Horseshoe, which was a rural area, stood at 8.1 million people (Neupane & Gustavson, 2008). This indicated that as the area became urbanized, the people were expected to migrate to the developed areas to secure better living conditions. The study will seek to establish the reality regarding the expected population influx into the urban areas, especially from a social and economic perspective. In urban areas, planning provides a standardized density targets for the expected population growth, which sometimes might not be met by the available residential houses. In this regard, the specific question to be addressed by the study is what are the consequences of the expected urban population growth on the available housing facilities? Moreover, the study will evaluate housing policies, which govern urban growth to cater for the expected increase of people migrating to the urban settings, because this will help in decision making.


The main disciplines/approaches/perspectives that will be used in the analysis include psychological and economic perspectives. Under the two approaches to be used, the Hedonic Pricing Model (HPM) will be of great significant as explained herein (Hedonic Pricing Method, 2012). HPM is a method for estimating the monetary tradeoffs for quality attributes of goods and services, which in this case are the housing facilities and social amenities in the newly built urban areas. In real estate market application, the method could be used to appraise the value of each property by decomposing the property into different traits, including structural, neighborhood, environmental characteristic, and others. The demand curve equals to consumer willingness-to-pay (WTP) was a function of the attributes (Hedonic Pricing Method, 2012).

Application of Hedonic Pricing Model

Often, the activities of surrounding environment will threaten some of the social amenities in urban centers due to the increasing urbanization. In this regard, the method that will be used to assess will evaluate sewage or filter wet domestic waste, for instance, fuel spill pollution that destroy the beautiful scenery of the area (Hedonic Pricing Method, 2012). This will eventually leads to the decline of its ability to attract higher market prices due to the lands decreased economic value. Such serious economic issues have prompted various environment resource agencies to look for viable solutions regarding the protection of the site. As a result, a hedonic analysis has been selected to protect the site from the loss of its economic value, and this is done with an aim to increase the housing prices of units available at the surrounding. Housing prices will be relatively lower when several tourists shy away from the site due to poor environmental quality, which is caused by pollution. Moreover, the housing prices are affected by the proximity to other urban centers. The model will be used to analyze the population of Greater Golden Horseshoe area.

In this research, the subject matter will be construction of the Greater Golden Horseshoe huts and will encourage more people to visit the area since it is nearer to this recreation site. This will increase the housing prices for land that are nearer to the recreation sites, thus investors were required to pay more for it than the land. Moreover, the housing units available at the site had spacious rooms, curio shops were also available, and visitors could purchase local products at cheaper costs. The opportunities increased trade necessitating the movement of manpower to the urbanized areas. Therefore, the people visiting the sites did not need to travel for long distances to buy the required items (Hedonic Pricing Method, 2012).

 On matters of epistemology, the application of the Hedonic Pricing Method will make use of secondary data, and some data can be obtained from the tourists who visit the Greater Golden Horseshoe hut sites. To this end, the approach will be used in estimating the values of the recreation services provided at the Greater Golden Horseshoe hut sites. Moreover, the method also values the quality change of services offered at the Greater Golden Horseshoe hut sites. It can as well incorporate other essential factors that are necessary in determining the value of the sites. Since time and travelling costs at the site increase with the Greater Golden Horseshoe hut site distance, it is essential to note that the information gathered from the visitors is necessary for calculating number of visits, which are bought at various prices (Hedonic Pricing Method, 2012).


In this study, descriptive research methodology will be used to complete the analysis. The researcher will use the practical approach to obtain commonly available data from reliable sources for analysis. The survey will be administered to a predetermined number of participants drawn from the target population, living in the rural areas. Essentially, the research will involve the use of various secondary and primary research methods and instruments such as reviews of past information, archives, questionnaires, observations, and interviews, which have perennially proved useful in the research, especially the data collection process. The questionnaire will contain questions that elicit answers directly related to the topic under study. The questionnaires will contain both structured and semi-structured questions. This study will use the survey method to gather data and information from refinery industry participants concerning the benchmark implementation process. It is important to note that this is a targeted research and a survey will come in handy in collecting and analyzing information. The survey will apply both to individuals and business entities involved in production.

Participants of the study will fill in questionnaires by answering the structured questions. Also applicants will answer questions during one on one interview with research assistants. In this case, the assistants will use both the structured and semi-structured questions as interview guides. In both cases, research assistants will then compile the data and present it for analysis using secondary data analysis. Interviews and questionnaires are cost-effective research methods that also help in delivering high-quality data and information in a study. Moreover, questionnaires are easy to administer and they are also less expensive. Additionally, questionnaires will ensure confidentiality, an important factor in the success of any research.
